Phase I Environmental Site Assessment (ESA) RFQ Tool

For deals that need All Appropriate Inquiry / CERCLA landowner liability protection, not a screening opinion.

Phase I ESA Features

  • Satisfies the "all appropriate inquiry" requirement for CERCLA landowner liability protections
  • "Environmental Professional" on every project, a 30+ year veteran of the environmental industry
  • Always performed in-house — never subcontracted
  • SBA and conventional commercial real estate collateral

We do not perform Phase II investigations. If this assessment recommends one, that work goes to someone else — so nothing in the report is shaped by what we would earn next.

Quoted per property, anywhere in the United States, within one business day — same as every Phase I proposal we send. This form starts that conversation; it does not charge you anything. What drives the price.

Not sure a full Phase I is what your deal needs? Check what SBA's SOP actually requires first — many deals only need the faster, lower-cost RSRA EZ-Screen.

Frequently Asked Questions

What will my price actually be?

Every Phase I is quoted per property — it depends on site size and complexity, same as every proposal we've ever sent. Send this request and we'll talk it through, within one business day, at no charge. For general context, published Phase I prices nationally run around $1,500 to $6,000 or more.

How fast do I get a price?

Within one business day of submitting this request.

How long does the assessment itself take, once I've authorized it?

about 10 business days, more or less, once the work is authorized.

How is this different from the RSRA EZ-Screen?

A Phase I ESA is required to satisfy the “all appropriate inquiry” requirement for innocent landowner, contiguous property owner, or bona fide prospective purchaser limitations on CERCLA liability. The RSRA EZ-Screen is a faster, lower-cost screening tool and does not provide that liability protection.

Who performs the assessment?

An “Environmental Professional” on every project, a 30+ year veteran of the environmental industry. Always performed in-house — never subcontracted.
